Buying a home can seem like a daunting process. There’s more to it than finding a house you love, that’s the easy part. A lot has changed in the last few years and I will explain the process every step of the way.

The 7 ways I help you buy a home

1. Consultation

First thing’s first, let’s sit down (virtually by conference call is preferred) to discuss your situation, because every person and situation is different. I find that if I learn in the beginning what your goals are, it makes the process of finding the perfect property for you more efficient and less frustrating for you. You wouldn’t hire a painter to paint a wall if they refuse to do the patching, sanding, and taping first, right? The same idea applies to buying a home. A little prep work makes a big difference down the road.

2. Qualification

Not only finding out how much loan you qualify for, but how much of a loan are you comfortable with taking on. Pre-qualifying is a must in the current market. It allows us to be ready for when we find the property you love, so you don’t miss out to another buyer who is better prepared. I can provide you a referrals to fantastic lenders I’ve had great experiences with for the smoothest transaction.

3. Screening

I’ll assist in helping you pinpoint wants or needs of your next home and weed out non-applicable properties. I’ve seen tons of homes and neighborhoods throughout the Tucson area, so I may have some suggestions for you based off your criteria that you weren’t aware of.

4. Showing

Prior to showing, I will confirm with sellers that the home sellers haven’t accepted an offer. We don’t want to waste our time viewing homes that have already gone under contract.

During this time during COVID-19, we can get creative here. Assuming the seller allows, I can do a live video tour of the home for you. Of course, If you’d prefer, I will meet you to tour the home(s). For each home tour, I’ll keep my distance from you and I’ll request that everyone washes their hands or applies hand sanitizer at each home, wear face masks, and refrain from touching anything.

Because I’ve seen countless Tucson homes, I can be a great resource for you. During the showing process, you may realize that some of your wants and needs should be refined. It’s okay, it’s a normal part of the process.

5. Negotiation

This is a critical service I provide. Once we find the right home for you, I help you to be strategic with the offer in the current market. There is no one-size-fits-all strategy, I counsel clients on the best approach for your situation and the present market conditions.

6. Managing the Transaction

I manage your transaction all the way through, from submitting an offer to helping you understand the contract to scheduling inspections, to confirming the mortgage and title work is on track, all the way through to the final walk-through.

One of the most important aspects for getting to the closing is being diligent with timelines and deadlines. In short, the deal won’t get closed if deadlines are missed. It’s my job to make sure everyone is on schedule.

We work with vendors who have proven track records and great communication. Our team of professionals also take everyone’s safety as their primary goal. Right now we are staggering the schedules of each inspector and/or contractor. Our escrow officers also have remote signing available, which we encourage using.

7. Communication

I make a commitment to communicate throughout the entire process. I am constantly updating my clients with what is currently happening with the sale. In fact, by the end of the transaction, you might get tired of me calling.
