The Mercado District of Menlo Park in Tucson
First developed in 2007, The Mercado District is a cool neighborhood with unique architectural styles ranging from Contemporary to Spanish Colonial to Industrial Loft. The homes are typically 2 or 3 story with a 1 or 2-car garage below. They are built with zero lot line and some have roof-top decks.
With approximately 90 lots, this tight-knit community has tree-lined streets along with a clever layout which encourages walking.
The neighborhood is zoned for commercial and residential use which permits home-based businesses to set up shop.
Great location
The Mercado is located at the west end of Tucson’s Streetcar line, just west of I-10 at Congress and Avenida del Convento. This conveniently located community is close to downtown Tucson, University of Arizona, I-10, Sentinel Peak (A Mountain), Tumamoc Hill, and St. Mary’s Hospital.

The neighborhood falls within the TUSD school district and is serviced by Maxwell K-8, Safford K-8, and Cholla High schools.

Mercado District: Nearby Amenities
Mercado San Agustin
The Mercado San Agustin is nestled in a corner of the neighborhood with all local shops, restaurants, and even a shared commercial kitchen, which all surround a lovely courtyard. Folks from all over town drop by on weekends for live music performances in the courtyard while enjoying a bite to eat.
The restaurants include the highly acclaimed Agustin Kitchen, Seis Kitchen, La Estrella Bakery, Blu a wine and cheese shop, Stella Java, Dolce Pastello Cakes, Sonoran Sno Cones. Shops include Mast Boutique, Transit Cycles, La Cabana, Estudio Piel, and Presta Coffee Roasters.
Farmer’s Market
The Mercado also hosts a farmer’s market on Thursdays as well as other special events throughout the year.
MSA Annex
MSA Annex is located across the street from Mercado San Agustin. It’s an indoor/outdoor area with several rusted metal shipping containers which house a variety of hip shops and restaurants. There’s also an outdoor stage for live music performances.
Other Events at the Mercado District
The area also hosts annual events like the Zoppe Family Circus which travels to Tucson each year in January.
In early November, the All Souls Procession Finale is hosted at the Mercado. It’s an annual Tucson tradition remembering lost family and friends.
The Loop
The Chuck Huckleberry Loop follows the banks of the usually dry Santa Cruz River and winds it’s way around Tucson for a total of about 130 miles. It’s a popular car-free place to walk, jog, or bicycle.
The Streetcar
The Streetcar stop is located at the Mercado San Agustin at Congress Street and Avenida del Convento. It’s a 4-mile route that takes passengers to the Tucson Convention Center, Downtown Tucson, 4th Avenue shopping district, Main Gate Square, University of Arizona, and University Medical Center.

A Short History of the Area
Native Americans once built pit houses and raised corn on this land which is known as Tucson’s birthplace. In the 1770s Spaniards built a 2-story Convento (meaning a Priest’s residence). Later, Mexicans used the nearby Santa Cruz river to irrigate their crops planted here. Eventually the Convento crumbled and was later razed, although there are plans to recreate the structure.
Mission Garden
Nearby Mission Garden is a living museum to the agricultural past of the area, at the foot of Sentinel Peak (A Mountain). Mission Garden is open to the public and is a worthwhile visit.
