About River Walk Homes for Sale
River Walk is located near River Road, a half mile east of Campbell. It’s a gated neighborhood consisting of colorful townhomes and single family homes which are in close proximity to the Rillito River and The Loop multi-use biking/walking path. The Loop can be accessed from the property, making it a short, car-free, safe bike ride or a quick walk to popular St Philips Plaza for coffee, a meal, shopping, or the weekend farmer’s markets.

About River Walk neighborhood
The neighborhood was first developed in 2006 by River Elks LLC and Louis Marson & Sons. The land previously held an Elks Lodge, which was purchased in 2005 for $3.3 million. But the neighborhood got caught in the middle of the housing bubble of 2009 and was one of Tucson’s most noticeable unfinished casualties of that time.
The original developer defaulted after only 21 homes were finished and 11 homes were in mid-construction. In 2009, the remaining property, consisting of 11 unfinished homes and 108 lots, was purchased by A.F. Sterling. A.F. Sterling completed the existing townhomes in a similar style, although without the fancy elevators and roof top decks. A.F. Sterling also built more traditional single level and two-level single family homes along the perimeter with more subdued exterior colors on the remaining lots.
River Walk Phase 1
The original townhomes in the neighborhood were built around 2006-2007 and are tri-level townhomes complete with elevators and roof top decks. The homes are around 2000 square feet, and have between 2 and 4 bedrooms and a 2-car garage. The townhome entrances face each other with a landscaped walkway and small private courtyards separating the rows of homes. Garage access is through the back of the homes.
River Walk Phase 2 by A.F. Sterling
The newer A.F. Sterling townhomes are between 1350 sq. ft. – 2007 sq. ft. and between 2 and 4 bedrooms with a 2-car garage. The single family homes in the community are 2 to 3 bedrooms, between 1140 – 2190 sq. ft. with a 2-car garage and a backyard.

The gated neighborhood has several amenities covered by the HOA including a community pool, spa, clubhouse, and a fitness room.
River Walk Location
The biggest draw for this neighborhood is the location (River Road just east of Campbell Ave). It’s walkable to St Philip’s Plaza. Bikeable to Brandi Fenton Park. A short drive to both Tucson Mall and La Encantada. Not too far from University of Arizona. There’s endless options for nearby dining and shopping.
