There are so many reasons why the Miramonte at the River neighborhood is so popular. First, it has a stellar location, with direct access to The Loop multi-use bike/walking path for superior car-free walkability and bikeability. Secondly, it’s super close to shopping and great restaurants. And aesthetically, it’s full of colorful imaginative architecture. Bonus: It has a community pool, spa, playground, dog park, and it’s all within a gated community.

Location of Miramonte at the River

Miramonte at the River is located just north of the Rillito River, and just south of River Road. There are 2 gated entrances: one on Stone Avenue and the other on 1st Avenue.

This northside location makes it convenient to access the Tucson Mall (right across Stone), St Phillips Plaza is about a mile east, Rillito Regional Park is nearby. All this and more is accessible by walking or biking via The Chuck Huckleberry Loop.

The neighborhood is convenient to University of Arizona (about 4 miles away) and a short drive to downtown Tucson.


About the Homes

Miramonte at the River is an infill neighborhood of about 163 single family homes that was built between 2006 to 2011. Standard Pacific Homes started construction on the homes in 2006 until the company decided to leave the Southern Arizona home building marketplace in 2008. At that time Miramonte Homes purchased the remaining unfinished homes and land and continued building the project until the completion in 2011.

Size of homes

The homes range in size from 1397 to 2894 square feet. There are several floor plans that offer between 2 to 4 bedrooms, and between 2 to 4 bathrooms. Most homes are 2-levels, but there are several single level homes and even a few 3-level homes (these often have elevators). 2 car garages are the norm, however a few of those are tandem style.

Outdoor Space

All of the homes in the development have an attractive front wall and gate that opens into the a front courtyard space. Most of the homes offer a compact backyard, but several have more spacious yards and/or side yards. Depending on the floor plan, some homes have upper balconies for additional outdoor space.

Exterior Design

The homes are painted in a variety of modern southwestern colors that blend well with the touches of rust patina metal on the garage doors, corrugated metal porch overhangs, and rustic adobe style walls.

Neighborhood Public Schools

Amphitheater School District is the public school district that services the neighborhood. More specifically the schools are Rio Vista Elementary School, Amphitheater Middle School, and Amphitheater High School.
